I think its a combination of both (what you said).
NCAA teams only do this 2 or three times a year and for at most 4 nights. Plus it is in the same arena. Factor in NBA team travel requirements and the fact 3 games in 4 nights are tough on anybody then play more game (82 versus 30 or so in college) you can do the math.
